Spectacular property to be refurbished in
An emblematic property in the history of Barcelona, with an eclectic style and classic design, which has the potential to be transformed into an ideal home or workspace. The property has a surface area of 205 m² according to the land registry and 202 m² according to the land registry, including a ground floor patio of 58 m², accessible from a mezzanine balcony of 8 m², which features a beautiful semicircular rotunda, resulting in approximately 145 m² of living area.
The exterior enclosures are made of aluminum with double glazing and thermal break chamber, with a 4-12-4 section design. On the main façade, the spacious room of approximately 40 m² has two double windows, one hinged and one sliding, as well as natural wood shutters that guarantee excellent acoustic and light insulation. At the rear, there is a room of approximately 25 m² that includes a marble fireplace in pink and white tones, as well as a sliding window with double glazing and security grille.
The space is in need of renovation and is registered as a home, having previously been a yoga school. Currently, in addition to the two large rooms mentioned above (the exterior one resulting from the union of a living room and a bedroom), there are two interior rooms, a kitchen that now functions as an office with the boiler, a bathroom and access to a loft with two rooms, as well as an impressive hallway.
The building, constructed in 1890, is located between party walls and shares the corner of Balmes and València with another twin property, forming a complex that spans the entire corner and has several levels: semi-basement, mezzanine, main floor and up to the fourth floor, in addition to an attic and a flat roof. The facade is asymmetrical and is organized along eight vertical axes, with individual balconies protected by sturdy wrought iron railings and stone details with floral motifs that act as corbels. The corners have irregular hexagonal tribunes, and on the main floor, above the entrance portal, there is also a tribune,
It is important to mention the imposing wooden gate in jatoba tone, which includes an integrated sub-door for daily access. The doorway features a semicircular arch flanked by Corinthian-style half pilasters, topped by a magnificent angel that acts as a corbel on the main floor tribune. The vestibule is distributed in two sections without architectural obstacles, with a sober decoration, where a wrought iron sculpture representing a winged feline holding a vase, adorned with scrolls, stands out. From this space there is access to the neighbors' staircase and the elevator. The stairwell is located in the building's courtyard, which allows natural light to illuminate the interior areas, and has windows with diamond-shaped stained glass.
